New installation, replacement, and extensions for residential drives, parking pads, and small courts.
New commercial paving, expansion, and replacement for parking lots and drive lanes.
Localized potholes, patching, and broken edges when the surrounding pavement still holds.
Asphalt services
Choose the closest service, then send the estimate form. Not sure which approach fits? Compare repair, resurfacing, and replacement.
New asphalt for driveways, parking areas, and drive lanes, with base preparation and grading reviewed for the project.
Residential drives: asphalt driveways. Commercial lots: asphalt parking lots.
A protective surface treatment for existing asphalt that is still in usable condition. Failed pavement needs repair or replacement before a surface treatment.
Localized repairs for potholes, broken edges, and worn-through areas where the surrounding pavement and base remain serviceable.
Defined failures: asphalt repair.
Refresh parking stalls, drive lanes, and accessible-stall markings, or coordinate striping with new paving.
Remove existing asphalt to a planned depth so an overlay or replacement can meet adjacent grades and drainage needs.
Rehabilitation
Patching is for a defined failure — a pothole, a broken edge, a small area that has worn through — when the pavement around it is still carrying traffic.
Resurfacing and overlays belong when the surface is tired but the base can still do the work. Milling is often part of that sequence so the new asphalt can meet existing grades and drain the way the site needs.
Replacement belongs when failures are widespread, the base has moved, or water is sitting in the pavement. An overlay will not fix a failed base. That distinction is made on site, then written into the estimate. See asphalt repair, driveways, or parking lots for the matching scope.
Before asphalt is placed
Asphalt follows grade. Standing water, a low edge against a building, or a drive that sheds into a stall will show up again in the new surface if those conditions are left in place.
Site preparation is the unglamorous part: existing pavement condition, compacted base, thickness for the use of the drive or lot, and a path for water to leave. When the water problem is a yard, downspout, or collection system rather than the pavement itself, that work is estimated on our yard drainage page.
